Things To Keep In Mind:
 
Scheduling Your Inspection
Schedule your home inspection sooner rather than later.  You usually get a 7-10 day period to get your inspection completed (this is negotiable - if you don't think the amount of time you've been given to get your inspection done is long enough, then ask for more). 
 
Getting your inspection completed as soon as possible allows you time to thoroughly review your inspection report and make any decisions before your inspection period is over.  Home inspectors may be booked up from a few days to a week in advance so call your inspector as soon as you can.
 
 
Negotiating Repairs
If you negotiate with the sellers to repair something on the home (a leaky roof, or bad electrical wiring - for instance) request that the work be done by licensed professionals and ask to see the work receipts to make sure.  To save money, sellers will sometimes attempt to make repairs themselves.
 
What Stays, What Goes
When making an offer on a home don't assume that the garage cabinets, the window treatments, and the fancy chandelier hanging above the staircase are going to be left for you by the sellers when they move.  With your offer make sure you include a list of items that you want the sellers to leave in the home. 
 
Alternately, if there are items on the property you want the sellers to take with them when they move out, make sure you list these things as well.  These types of things may include: a child's playset in the backyard, a junked car, the 50-year old inoperable deep freeze in the basement, etc.  These requests should be included with your first offer on the home.
